Security-Widefield: one school district for the whole ZIP
Of the 11,648 single-family parcels the assessor places in ZIP 80911, every one lists Widefield School District 3. No other area on this site gives that clean an answer to the school question. The median sale in July 1 to September 30, 2026 was $362,500, second-lowest of the six areas.

Two community areas, one ZIP
The county's sales file tags each sale with a community area. Here the split is almost even:
| Assessor community area | Sales | Median price |
|---|---|---|
| Security | 68 | $340,000 |
| Widefield | 55 | $391,000 |
Source: El Paso County Assessor, Three Month Sales Report, September 2026 (XLSX, sales recorded July 1 to September 30, 2026), checked 2026-10-09.
Security sales ran about $51,000 below Widefield sales at the median. Across the whole ZIP, the middle half of sales fell between $300,000 and $414,000 (rounded).
Housing age is the trade
| Year built | Share of single-family parcels |
|---|---|
| Before 1980 | 48.8% |
| 1980 to 2009 | 41.5% |
| 2010 or later | 9.6% |

Nearly half the stock was built before 1980, and the median parcel dates from 1981. Lower prices here come with older roofs, systems and floor plans; budget for that rather than treating the median as the whole cost.
A different property-tax shape
Security-Widefield is unincorporated, so there is no city levy. Two other things set it apart. Widefield School District 3 carries the highest school levy on this site at 57.682 mills, and the Pikes Peak Library District says it serves most of El Paso County except Widefield School District 3, so the library line drops out. The district's own site links to the Security Public Library.
Special districts on the county schedule with names that match the area include the Security Fire Protection District (16.4 mills), Security Water District (3.614) and Security Sanitation District (0.55). Which ones bill a given parcel is listed on its property record.

On the core stack, the E-5 allowance covers a purchase near $317,000 and the O-3 allowance near $348,000 (rounded); a quarter of the window's sales closed at or below about $300,000.

Who it suits
Security-Widefield suits a buyer who wants a school answer without a boundary hunt and an entry price near the allowance, and who is ready to put money into an older house. It suits less well someone set on new construction: barely one parcel in ten here dates from 2010 or later. District 3's office is at 1820 Main Street, Colorado Springs, in this ZIP.
